Life in a setting near the American River

The development story of Carmichael began in 1910 when Dan Carmichael offered 10-acre lots for $1,500.

Today it is a fully developed community of about 50,000 approximately 10 miles northeast of downtown Sacramento. It is located along the north side of the historic American River and Interstate 50 and is also short commute to the Mather and Folsom areas.

Close to American River College, Carmichael residents enjoy Ancil Hoffman Park along the American River, which includes a golf course, picnic areas and the Effie Yeaw Nature Center, which provides nature programs. Other Carmichael highlights include the Jensen Botanical Gardens, with rare hybrids of camellias, dogwoods, azaleas and rhododendrons, and the Chautauqua Playhouse, offering a full season of theatrical works.

A complete range of homes is available, from apartments and townhouses to beautiful residences overlooking the American River and its parkway.

Vestiges of the early development are still to be seen, including the palms on Palm Drive, which were planted around 1913.

Typical commute time for a Carmichael resident is about 23 minutes.
