Home sales in Sacramento region rise in 2011 but prices remain weak

Sales of single-family homes in the Sacramento region ended the year with healthy gains, but prices remained weak due to the large number of distress sales.

San Diego-based DataQuick said today that a total of 1,810 single-family homes in Sacramento County sold in December, a 6.2 percent increase from same month of 2010.

Resales in El Dorado County rose 33.6 percent last month to 286, while Placer County sales increased 7.9 percent to 491. Sales in Yolo County increased 11.1 percent to 160 last month, DataQuick said.

"Many of the deals that did make their way through the system were in the distressed arena -- foreclosures and short sales," said John Walsh, DataQuick's president.

Prices remained soft, however. The median price in Sacramento County dropped 7.6 percent from a year ago, to $157,000, while the median price in El Dorado County was $264,000, a 3.6 percent decline. Single-family home prices in Placer County slipped 1.6 percent to $255,750 while half the homes in Yolo County sold for $215,000 or less, a 3.6 percent decline.
