All the counties in the Sacramento region saw year-over-year increases in home prices in August, as low inventory continued to drive prices higher. In Sacramento County, new home sales increased 37 percent compared to 2016.
The 95864 ZIP code, which includes part of the Arden Arcade neighborhood near the American River Parkway, had the largest year-over-year increase in median sales price for ZIP codes that had more than 10 home sales. The median sales price in 95864 rose to $522,500 in 2017, an increase of 45 percent from $360,000 in 2016. A home in the area sold for $2.4 million, the highest sale price in Sacramento County in August.
The second-largest median home price increase occurred in the 95824 ZIP code, which surrounds Lemon Hill Avenue in south Sacramento. In 2016, the median-priced home in the area cost $162,000. One year later, the ZIP code’s median price was up 32 percent to $213,500.
Roseville’s 95747 ZIP code once again led the region in home sales with 142 in August (compared to 143 in July). The median home price there was up 7 percent over the previous year. Other active ZIP codes included Lincoln, with 129 home sales, and El Dorado Hills, with 120.
