A 180-unit apartment complex eyes Folsom, boasting a pool, spa and pet area
A proposed 180-unit apartment complex could be built at the intersection of Empire Ranch Road and Iron Point Road in Folsom, near a planned Highway 50 interchange.
The project, called Emblem Empire Ranch Apartments, would include one- and two-bedroom units across six multifamily buildings ranging from three to four stories, according to a project narrative report.
One-bedroom units would range from 625 to 767 square feet, while two-bedroom units would range from 852 to 1,007 square feet, the report states.
Plans also call for a 4,340-square-foot community building with a leasing office and amenities, including a fitness center, lounge with kitchen, mail room, pool, spa, cabana, bicycle storage and pet area.
The site is currently undeveloped, and the proposal includes two outdoor spaces, including a courtyard, and a gated private driveway entrance, according to the report.
“Vegetation on the project site is generally comprised of invasive grass/weeds and is (mostly) devoid of trees,” the report states.
The project narrative report describes the proposed Emblem Empire Ranch Apartments to “draw from the Spanish-style of architecture offering soft plaster building forms.” The suggested exterior has fire-resistant plaster, decorative trim, fire-resistant tile roofing, fire-resistant metal railings and vinyl windows.
The proposal comes as Folsom’s 2021-2029 Housing Element calls for 6,262 very low-, low-, moderate- and above moderate-income housing units, with an average construction pace of 775 units per year.
Project documents say the Emblem Empire Ranch development would add housing diversity while maintaining the surrounding neighborhood’s character.
“The product type will help maintain and protect the residential character of the surrounding community while also adding to the diversity of available housing types in the area,” the report states.
The Folsom Planning Commission is scheduled to consider the նախագ project Wednesday at 6:30 p.m. at City Hall, 50 Natoma St. The proposal seeks a planned development permit, according to the city’s website.
