Roseville retail site on Douglas Blvd. with Harbor Freight, Skechers sells for $8.5M
A former 99 Cents Only Stores building in Roseville has sold to a new owner, according to property records.
Records show the building at 1617 Douglas Blvd. sold for $8.5 million. The 36,000-square-foot property is currently occupied by Harbor Freight Tools and Skechers, putting the sale price at about $236 per square foot.
The property last changed hands in 2024 after Commerce-based 99 Cents Only Stores filed for Chapter 11 bankruptcy. The Douglas Boulevard location sold that year for $3.8 million.
The latest sale represents roughly a 123% increase in value.
Ryan Bennett, a principal with the NNN Investment Group at Lee & Associates who represented the seller, told The Sacramento Business Journal that Sketchers was already operating in the building before the 2024 sale.
Bennett said the new owner upgraded the 52-year-old property with a new roof and mechanical systems before bringing Harbor Freight into the space.
The buyer is listed as Gregory Walter Sutter and the Sutter Family 2016 Revocable Trust.
Bennett said the property is now stabilized with two tenants on triple-net leases, meaning the tenants cover most operating costs and the owner has limited day-to-day management responsibilities.
