El Dorado Hills estate with stunning views may set record sales price at $3.95 million
An El Dorado Hills home with unobstructed views of Folsom Lake and the Sacramento Valley just hit the market and will set a record for the area if it closes at the asking price of $3.95 million.
The 7,549-square-foot Berkwood Estate in Serrano was designed by architect Murray Duncan, who melded classic Santa Barbara style with Moroccan influences “to create the jewel of Serrano,” according to the listing.
The four-bedroom, five-bath estate at 4381 Berkwood Court sits on .82 acres and comes with an impressive list of amenities, including a game room, wine room, theater, gym and sauna, art studio, 20-inch-thick walls, infinity edge pool, a vineyard and an elevator.
“It’s super livable, even though it’s a big house,” the property’s listing agent, Nancy Zingheim of RE/MAX Gold Roseville, told the Sacramento Bee. “It feels comfortable and homey.”
Zingheim declined to identify the current owners or say what they do for a living, but said they are selling because they want to downsize.
She said there’s been high interest in the home even though it’s been listed for less than two weeks.
“This price point is flirting with the top of the market in El Dorado Hills,” Sacramento appraiser Ryan Lundquist said when asked about his impression of the property. “The highest sale ever is located down the street from this home and it closed about six months ago for $3.9 million.”
“This home is an outlier in light of the massive size, high-quality of construction, and sweeping views of the valley,” he added.
Less than 1 percent of all sales in El Dorado Hills over the past 20 years have been over 6,000 square feet, according to Lundquist.
“These types of properties tend to attract what I’d call unicorn buyers who are able to shop at a higher price point and they’re often looking for something special,” he said.
The home sold for $3.2 million in 2015, according to realtor.com.
