Another chance to own a piece of a Delta island–for $65,000
Another Delta island is for sale.
In mid-April, Monte Morris sold an island for $43,000. That property, 18 acres of raw land in White Slough, changed hands less than a month after being listed and closed escrow in just eight days. Now, he’s listed a 13.25-acre parcel in the middle of White Slough across the river from Stockton’s Village West Marina and Resort, Garlic Brothers restaurant and residential neighborhoods.
It’s price tag is $65,000.
“I think that what makes it so attractive is that it’s over 13 acres, and also its immediate proximity to the marina and resort,” said Morris of Keller Williams Realty, who is the listing agent. “That’s a really great marina and resort with a restaurant and live entertainment in the summer.”
This island, carrying the address of 0 Fort Donelson Drive, currently has no improvements and no zoning, according to the official listing, but has a land use code for lake/river/beach.
“I think that the buyer would probably be someone who would use it for recreation,” Morris said.
While the land is untouched, the nearby marina provides a lot of amenities. Village West has 680 covered boat berths and 20 open slips accommodating boats and yachts up to 80 feet. The facility also has vacation rental bungalows, an RV park, two restaurants, guest and gas dock, dockside convenience store, a service shop and showers.
The official listing notes that water around the island is divided into two parcels, and only the north end of the island is for sale.
“Much of the 13+ acres is under water and may give its owner control of that section of water way,” the listing states. “It may be possible to anchor a barge in this area, build a dock, a floating marina or recreation platform, or something of the sort.”
The listing suggests potential buyers check with San Joaquin County to find out what’s feasible.
