Two sisters designed this top-notch Grass Valley horse facility listed at $2.4 million
About 20 years ago, twin sisters found the perfect spot in Grass Valley to design an equestrian facility on a 40-acre parcel.
The sisters, Nancy Luttges and Laura Grattan, put their handpicked Sierra foothills property at 19039 Rosemary Lane in Nevada County up for sale last week for $2.388 million.
“They had a vision for a first-class property and started looking at bare land,” said listing agent Bruce Renfrew of California Outdoor Properties.
That was around 1999. Now, the Summerwood Arabians Equestrian property, a boarding, breeding, training and events facility, is “one of the most spectacular horse properties in the Sierra Foothills,” according to the official listing.
What makes the handpicked property so unique, Renfrew said, is that the land generally slopes to the front for good drainage, eliminating excessively muddy spots. Also, the roads on the ranch are rock-based and circular in design for easier maneuvering of trailers. The land is zoned agriculture so there’s nobody around to complain about noise from trailers or buzzing flies that are typical around large horse properties.
Two custom luxury homes at the top of the property, built in 2001 and 2002, provide over 5,200 square feet of living space, with four bedrooms and four baths. They offer sweeping views of the ranch.
However, the property’s crown jewel, according to the listing, is a show barn with 25 stalls with European-designed doors by Innovative Equine, and a 100-by-200-foot covered arena featuring airfoot footing — a blend of sand and rubber particles — irrigation risers along the rails to keep dust down, two tack rooms, four cross ties, two wash racks, an office, laundry, grain room and restroom.
The land has 22 large irrigated pastures, and 11 large irrigated paddocks. There is also a quieter barn close to the homes for foaling mares with six large stalls, private paddocks, an office and caretaker’s quarters. Other features of the ranch include an outdoor 100-by-200-foot arena, 60-foot covered round pen with sun shade, and a four horse hot-walker.
Two wells, plus eight miners’ inches of irrigation water, helps keep the pastures and paddocks green all year. There’s a fruit orchard, pond surrounded by lawn, reeds and willow trees that provide a spot for herons, egrets, geese, and ducks throughout the year.
