This pristine, 125-acre Colfax property on outskirts of Tahoe forest heads for auction

A 125-acre equestrian estate in Colfax, on the edge of the Tahoe National Forest between Sacramento and Lake Tahoe, comes up for a no-reserve auction July 11.

The pristine woodland property — with miles of trails for horseback riding, biking and running ATVs — was previously listed for $3.8 million.

“This 5-parcel estate offers an appealing blend of elegance and rusticity,” according to the official listing from Platinum Luxury Auctions, which will over see the bidding.

No reserve means the property will be sold regardless of price.

The secluded property, located at 28555 Rollins Lake Road, features a custom-built, four-bedroom, five bath home with “casually elegant” interior, exposed wood beams, wood flooring and stone accents.

The 4,140-square-foot main residence, built in 2006, was made for family gatherings, according to the listing, with a large formal dining room, spacious living room with fireplace, and a family room with space for billiards.

The chef’s kitchen — framed by a beautiful stone archway — opens onto a cozy back patio with lounging and covered dining areas. Those overlook a manicured lawn with “meticulously maintained landscaping and mature trees,” the listing states.

The property comes fully equipped for horse lovers. Equestrian amenities include paddocks, an outdoor training area and a barn with four turnout pens.

A separate guesthouse — two bedrooms and a full bath spanning 1,140 square feet — on the land offers out-of-town visitors some privacy, or can serve as caretaker’s quarters.

For the woodworker, craftsman or automotive enthusiast, there is a 2,000-square-foot workshop.

There’s the ability for the landowner to subdivide the five parcels into eight.

The property is owned by Del and Ginny Rapini, who operated a commercial and multi-family development company, according to Trayor Lesnock, president and founder of Platinum Luxury Auctions. They were also equestrian enthusiasts.

The Colfax estate is not their primary home.. “They’d simply like to do something else with their capital that reflects their current lifestyle,” Lesnock said.

The Rapinis tried using a traditional brokerage method to sell the property, once in 2013-14, and then again last year, before turning to the auction process.

“After that proved unsuccessful, they elected the luxury auction process to expedite the process,” Lesnock said.

Platinum was founded in 2010 and has closed more than $926 million in luxury real estate auction sales, according to the company.

The property will be promoted for five weeks, then sold in a real-time bidding process on July 11, he added.. Bidders can participate in the live auction on-site or remotely by an audio/video feed.

The sale is entirely non-contingent and will close in 30 days or less, he said.

The property last changed hands in 1990, according to the realtor.com listing.
