Take look at two notable Napa Valley estates for wine lovers, both $20M-plus listings

Two notable Napa Valley properties recently hit the market, each one in its own way a fit for wine lovers.

The award-winning Seven Stones winery, including a spectacular home, is for sale for $34 million.

Also, Karinya — a fully sustainable 45-acre estate featuring a 2,000-bottle wine library and panoramic mountain and valley views — has listed for $19.9 million. It’s available via auction with bidding from July 26-30, 2022, with a $10 million reserve.

Seven Stones, listed by Steve Mavromihalis and Damian Archbold of Compass, is a family-owned winery with a 6,600-square-foot residence, pool, guest house, barn, workshop space, vineyards and a coveted wine label.

The home features a magnificent art collection, with many pieces promised to museums around the world, according to a Compass representative.

Seven Stones is the smallest boutique winery permitted in Napa Valley and is under approval to double the size of its vineyard, according to Compass. The winery is owned by the Wornick family, while Seven Stones’ Aaron Pott is considered a celebrity winemaker in California’s wine country.

“Seven Stones is really a rare and nearly impossible to duplicate property at this price because there are no fully permitted wineries for sale in the Napa Valley that come close to matching the vast and beautiful private estate that encompasses the property,” said Archbold, the listing agent, in a email.

The buyer could take the winery (840 Meadowood Lane in St. Helena) to another level, Archbold added.

“This elite winery already is on the doorstep of achieving cult wine status with its limited-release cabernet- focused “bordeaux” blend, similar in award achievements to Colgen, Harlan and Screaming Eagle. This private hilltop enclave within the confines of Meadowood is the perfect location to pursue this lofty goal when combined with the timeless architecture of the estate’s sculptured 44 acres overlooking the Napa Valley.”

Meanwhile, the Karinya property — 850 Sanitarium Road in Deer Park, near St. Helena — consists of a modern main house, plus an A-frame private apartment.

Among its features:

Fully sustainable, including solar panels, two wells and fruit and nut producing gardens

Two-suite private guest apartment with bocce court and gourmet kitchen

2,000-bottle wine library with separate temperature controlled areas for both red and white wines

Infinity pool and massage room

Interior elevator

Wrap around deck and outdoor kitchen with pizza oven

The sellers are Greg Casserly, CEO of Tarsadia Investments, and his wife Nola Casserly, according to the Wall Street Journal in November 2021 . The couple bought the property in 2011 for $2.7 million, the newspaper reported.

In designing the home, Greg Casserly told WSJ: “One of the things that was really important to me was that this home would not be visible from any other location in the valley. It had to blend in seamlessly with what was already there.”

Sotheby’s Concierge Auctions is handling the bidding.

“Tucked atop a promontory between Napa Valley’s verdant floor and the soaring heights of the Mayacamas Mountains, this modern escape was lovingly designed to elevate the panoramic vistas stretching in every direction,” according to the auction website. “Constructed of vast stretches of glass, steel beams, and hand-hewn Bianco Avorio limestone, the main house will surely awe at first sight.”
