This is the average rent in the Sacramento area — and where we rank nationally

Rents are still going up throughout much of the Sacramento region. But just like the real estate market, the rental market has cooled considerably in recent months.

The typical rent in the city of Sacramento has gone up about 7% over the past year, a significant uptick if you’re a renter but just half the increase the city was seeing during the height of the pandemic. That’s according to data analyzed by national rental firm Apartment List.

Apartment List also found that the broader Sacramento region’s rent price growth over the past six months was just 3%, the third smallest jump in the nation behind only the Phoenix and Las Vegas metros (both of which were also pandemic rent hot spots). And the region’s median rent increase over the past 12 months was the second smallest, behind only Minneapolis.

The data “shows that some of the markets that had been booming fastest are now showing signs of cooling off,” Apartment List wrote.

The market seems to be cooling off the fastest in Placer County. Rents in Rocklin are down 2.4% over the last year and 0.3% in Roseville, according to Apartment List’s data. A two-bedroom unit in Rocklin costs about $2,200 a month. In Roseville, those homes typically rent for $2,123.

Rent.com, which analyzes data from its own inventory of rentals, showed larger increases and average rents for the city of Sacramento.

A typical one-bedroom unit in the city runs around $2,300 and a two-bedroom residence will cost $3,150 in the capital city, according to the company’s data. Those figures mean Sacramento is more expensive for renters than Portland, Philadelphia, Denver, Reno, Nashville and Dallas.

The interactive map below shows the change in median rents for most of the region’s ZIP codes. It was last updated in May but will update when data from RentHub becomes available.
