See where rents are falling and the best deals can be found in the Sacramento region

Sacramento’s pandemic-fueled rent spikes may be coming to an end.

The average rent in the region is up between 4% and 5% over the past year, various national rent analysts say. That’s a huge cooling off compared to the spikes the region was seeing during the height of the pandemic, when year-over-year increases were above 15%.

The rent cool down has accelerated in recent months. Several communities are seeing rents either stabilize or, in some cases, drop. New data from August analyzed by RentHub show the median rent in several ZIP codes in the Sacramento region has declined since the start of 2022, including double-digit declines in a half dozen communities.

The interactive map below shows the change in median rent for nearly every ZIP code in the region, including Roseville, Elk Grove, Folsom and Davis.

In the city of Sacramento, the typical rent for a studio, one-bedroom or two-bedroom unit has decreased over the past year, according to data from Rent.com. Three-bedroom apartments and homes typically rent for more than $2,800, a 4% increase over the last year.

While rents are not escalating at the same rate as they were, Sacramento is still less affordable than many larger cities, including Phoenix, Las Vegas, Houston and Portland, according to Apartment List data.

“As rents have increased significantly in Sacramento, a few large cities nationwide have seen rents grow more modestly,” Apartment List researchers wrote in a recent report. “Compared to most large cities across the country, Sacramento is less affordable for renters.”

The most expensive cities in the region for one-bedroom units are Folsom and Roseville, according to Rent.com. The best deals for one-bedroom rentals can be found in Auburn, Davis and Carmichael, while Yuba City and Woodland have the most affordable three-bedroom homes for rent.
