The cornucopia of top-notch amenities that make up a 131-acre estate for sale near Sacramento is what might be expected from a successful businessman and “perfectionist.”
The property may even offer more than imagined.
Richard Joaquin, the seller, took about seven years to build the meticulously designed and constructed residence in Lincoln, California, 30 miles northeast of Sacramento, according to listing agent Ryan Regan, who owns Diversified Asset and Real Estate.
“He’s a perfectionist,” Regan said of Joaquin, whom he calls a family friend.
Joaquin founded Linden-based R&B Protective Coating, which provides structural steel painting. R&B’s notable past projects include work done on Golden 1 Center, Oracle Park and the Golden Gate Bridge.
The main house, located at 4600 Wilson Town Road, is a three-level masterpiece of elegance unfolding across about 8,400 square feet of living space. Partially constructed with granite from the surrounding land, as well as imported stone, the residence comprises five bedrooms — two of them ensuite — and six bathrooms, including a primary retreat with a stone fireplace, steam shower and spacious walk-in closet.
Bear river access
The property, one of the most expensive listings in this Sierra foothills town, provides rare access to Bear River — in case the estate’s aerated one-acre pond stocked with bass and blue gill and a separate two-tier koi pond isn’t enough.
While opulent, the property blends nicely with its natural environment. Joaquin chose a particular hillside location for the main house situated on a huge solid granite boulder. The contractor had to chip away at the rock in order to level the concrete pad. Therefore, portions of the foundation are built right into the granite.
The fine rock detail on the exterior of the house was custom-made with glacier stone imported from Montana.

“With just the preparation, he was a million bucks into that thing before he hammered a nail in that house,” Regan said.

Joaquin’s ex-wife “was into show horses” when he bought the property and built the facilities, Regan said. The property was also a safe haven for rescued alpacas.
