See wild Northern California ranch for sale with gold-bearing river, cannabis farm, more
A 117-acre ranch in Northern California’s Gold Rush country — available off market for $7.2 million — has a gold-bearing river running through it and a cannabis farm, according to Christie’s International Real Estate.
The secluded Calaveras County property covering three parcels of private wilderness has been in the Strange family for 30 years.
“There’s a rich sense of history and beauty on this land,” seller Terry Strange, a former university instructor in biology and natural resources, said in a statement. “I remember exploring the trails, discovering pockets of quartz in the rock formations, and watching my children grow up connected to the outdoors.
“Strange Ranch has been an ideal place for this, offering both space and adventure,” he added. “With its protected views, river access, and secluded feel, it offers a lifestyle that’s both rugged and serene. For anyone seeking privacy and connection with nature, this place is unmatched.”
The trout-laden stream, located on the South Fork of the Mokelumne River, “invites fly fishing and panning for gold,” according to Christie’s.
The quiet retreat, filled with natural beauty, also invites commercial opportunities. The 1.6 acre pot farm, backs up to acreage under the care of the U.S. Bureau of Land Management.
“While its acreage, private river and thriving wildlife provide a serene retreat for outdoor enthusiasts, its established modern cannabis farming operation offers substantial income potential, creating a unique opportunity for both nature lovers and entrepreneurs,” according to the property listing.
The canopy farm can be pushed to produce up to 7,200 pounds, with a wholesale price of $300 per pound, according to Lim. That makes the potential gross annual income $2.16 million, he added.
The ranch lies about 68 miles east of Sacramento, California.
The property is an idyllic retreat, Christies International Real Estate agent Chris Lim said.
“What stands out most about Strange Ranch is its unique combination of rugged natural beauty and modern business opportunities,” Lim said. “The thriving cannabis farming operation is a major draw, but it’s the peaceful, private river and surrounding wildlife that make it a true retreat. Whether you’re seeking solitude or adventure, this property provides a rare opportunity to live close to nature while benefiting from substantial income potential.”
There’s also the potential for medium-sized density development of up to 20 units per acre, according to the property listing.
“This parcel is perfectly suited for a thoughtfully designed neighborhood that embraces the stunning landscapes and promotes a sense of connection among residents,” the listing says.
“Each home will benefit from mature forest and woodlands, sweeping views of the surrounding mountains and the serene ambiance of nature, creating an inviting environment for families and individuals alike. All this with both local community support, and municipal water and wastewater services available.”
Other features of the property include:
▪ A 3,400-square-foot primary residence;
▪ A 1,600-square-foot farmhouse with workshop and garage;
▪ A rental home spanning 600 square feet;
▪ An expansive metal warehouse.
While he and his wife have “cherished our time here,” Strange said it’s time for them to turn the page.
“We’re ready to pass this beautiful land to someone new,” he said. “At 120 acres, it’s more than a home—it’s a place for those who love the outdoors, value privacy, and want a river of their own to explore. We’re looking for someone who will appreciate not just the land, but the life it offers and the history it holds. It’s a special place, and we can’t wait to see the next chapter unfold here.”
The property, located near Wilseyville, also has hosted campers through its Hipcamp website.
“Stepping into the home at Strange Ranch is like entering your own personal sanctuary,” Lim added. “The expansive views of the property through the large windows and the soothing sounds of the river create an immediate sense of peace. It’s a place where you feel instantly connected to the land and can fully embrace the quiet serenity it offers.”
