Walk through this $32M Northern California villa as if you’re Italian royalty

A beautifully crafted San Francisco Bay Area Italian villa-style estate in one of the most prestigious enclaves in the country is on the market for $32 million.

The property, completed in 2002 and spanning 2.5 acres with resort-like amenities, is the third-highest priced single-family residential listing in Atherton, California, according to Coldwell Banker Realty. The address is 250 Atherton Ave.

“This estate is a rare offering,” listing agent Hugh Cornish of Coldwell Banker Realty said in a news release. “It has a presence that’s both grand and inviting, with spaces designed to impress yet feel completely livable. The way the indoor and outdoor areas flow together makes it feel like a true retreat.”

Designed to reflect historic villas of the early Renaissance period, the elegant two-level main residence spans 9,415 square feet. The home encompasses spa-inspired baths, grand public rooms ideal for formal entertainment, a chef’s kitchen, butler’s pantry and a wine cellar, and two executive offices.

The multi-room primary suite is appointed with a fireplace and private sitting areas, and a hobby room is found on the upper level.

The property comes with a three-car garage and an additional two-car garage with a workshop.

Hand-painted details and Venetian plaster walls, intricate woodwork and cathedral ceilings spotlight the home’s artistry and exquisite craftsmanship. Arnn Gordon Greineder designed the compound; Lencioni Construction built it; and interior work credit goes to Wheeler Design Group, according to Coldwell Banker.

Manicured landscaping, fountains

Manicured landscaping, sculptural fountains and a rock garden and a pond and stream hidden behind ancient-looking walls beautify the grounds, which were professionally cultivated by Chandler & Chandler. A centerpiece pool and spa and a tennis court invite recreational pursuits. Pathways wind through the outdoors, where a fenced dog run and a vegetable garden with eight raised beds and fruit trees can be found.

A heated pool cabana with a barbecue kitchen and fireplace make for year-round outdoor entertainment.

A two-bedroom, one-bath guest house comes with a full kitchen.

All of the structures comprise 13,350 total square feet of living space.

“Enveloped in privacy and embraced by natural beauty, this is a truly iconic estate in one of the most prestigious locations in the country,” the property listing states.

The residence, owned by Quam Domain Properties LLC, sold in 2014 for $25 million, according to public property records.

Located 30 miles south of San Francisco, Atherton is home to a long list of tech billionaires, venture capitalists and Silicon Valley elite. Sprawling estates on tree-lined streets routinely list for $20 million to $55 million, and the median home price hovers around $8.8 million to $12.5 million. The most expensive listing in the community is asking $55 million for a 14,435-square-foot mansion on Tuscaloosa Avenue.
