A unique architectural gem on the northwest shores of Lake Tahoe hit the market Wednesday for the first time for $19.75 million, an asking price that may set a sales record for the exclusive Dollar Point community.

Dubbed Panorama Shores, the three-level, 6,348-square-foot estate breaks from traditional Lake Tahoe architecture with a more modern and organic vibe, according to Sierra Sotheby’s International Realty, which holds the listing.

Rick Thompson of Sagan Design Group integrated wood, steel and glass into the design of the home, built in 2016. The owners, contractors and designers collaborated on the details to blend the house with its natural lakeside surroundings, according to Sierra Sotheby’s.

“From oak planks sourced from an 1800s tobacco barn, to engineering and installing the steel-framed staircase, the design team poured years of thought and care into shaping a home that inspires connectivity and creativity,” listing agent Katherina Haug said in a news release.

The six-bedroom, eight-bathroom home with a large two-car garage stretches out on more than a half-acre.

“There is a sense of flow and duality of spaces,” according to the news release.

Panorama Shores’ amenities range from an executive office, fitness center and dual elevators to a theater and temperature-controlled, 500-bottle wine room.

“Every decision, from the placement of a single beam to the custom finishes in the guest suites, were made with the intent of designing a space that brings people together and inspires them,” according to the property listing.

Interior designer Vivian Soliemani emphasized the sensual, natural elements, light and openness. The kitchen spotlights a mahogany butcher block island and red-brick back splashes. Retractable glass doors open to lakefront terraces with multiple seating spaces, a 12-person hot tub and the beach. The children’s bunk room is warm, sophisticated and cleverly designed.

Big on technology

Technology is a high point with the home’s Savant system controlling all security, lighting, climate and entertainment.

“This residence really delivers on technology,” co-listing agent Craig Miller said in the news release. “It offers luxury buyers the simplicity they want for their Tahoe lifestyle: comfort and efficiency at the touch of a button.”

Residents of Dollar Point, on the California side of the lake, share a sandy beach, pier, tennis courts, swimming pool and clubhouse.

Panorama Shores, 3280 Edgewater Drive in Tahoe City, California, has about 90 feet of lake frontage and two private buoys. Expansive decks face the water.

Dollar Point was originally subdivided in 1960, Haug said in an email to the Sacramento Bee. The original home built on the Panorama Shores site was one of the first properties ever developed on Edgewater Drive. That home was completely removed to make way for the new house.

The Lake Tahoe luxury and lakefront markets look strong heading into summer, she said.

“The most recent lakefront sale in the (Dollar Point) area, which we listed at $12.9 million, ultimately sold for $16.5 million after a vigorous bidding war, demonstrating the continued high demand for one-of-a-kind Tahoe properties,” Haug said.

She did not identify the Panorama Shores sellers but said they have moved out of the area.

“It was an immensely difficult decision for the owners to sell this home, as they put their heart and soul into building the home, and have loved enjoying and sharing the space with friends and guests alike,” Haug said.
