If you dream of relaxing in a Mediterranean retreat surrounded by vineyards and olive trees while overlooking sparkling lake waters, you don’t have to fly to Lake Como, Italy — just hold that plane ticket.
A 7,300-square-foot villa in the Sacramento foothills town of El Dorado Hills is available for $3.45 million. The property at 721 Shoreline Pointe exudes the ambiance of the breathtaking Italian destination. The luxury residence, built in 2008, holds panoramic views of Folsom Lake.
“This is a beautiful custom home that sits on one acre surrounded by 160 (grape) vines and mature olive trees,” listing agent Debi Ambroff with Coldwell Banker, said. “The current owners harvest the grapes, and they got 100 bottles of wine, and the varieties are Barbera, Cabernet Sauvignon and Sangiovese.”
The villa is designed for year-round entertaining, with more than 2,200 square feet of covered loggias and balconies showcasing the stunning vistas.
“This particular loggia is about 1,100 square feet,” Ambroff said from the upstairs veranda. “You get beautiful sunset views off of this loggia. It’s plumbed and wired for an outdoor kitchen.”
Lake breezes on loggia
Lake breezes flow through the covered space and retractable drapes provide shade and comfort on demand.
A long driveway leads up to the home, which has two grand entrances, one of which is behind a private gate. The second, a picturesque tower entrance, is favored by residents and the occasional Amazon delivery.
A concrete path surrounds the five-bedroom, five-bathroom house, allowing a stroll through the yard.
“Literally, you could walk around the whole property on concrete walkway,” Ambroff said.
Inside, no expense has been spared, Ambroff said, pointing to local artisan cabinets from Savage Designs, which are featured throughout, coffered ceilings and elegant archways between rooms.
Home chefs will delight in the kitchen with dual sinks, including a copper vegetable sink, two dishwashers, a trash compactor, commercial-grade range with pot filler, Sub-Zero refrigeration, a wine fridge and a wood cutting board built into the granite island.
A soaring living room opens to the outside with the lake as the backdrop. The formal dining space is adorned with a bespoke mural. A spacious library with built-in cabinetry and a main-level primary suite are highlights, Ambroff said.
Primary suite with rock accent wall
“The primary suite is on the main floor, which is really a plus,” she said. “It’s quite spacious and has this beautiful rock accent wall. It also has a covered patio.”
The spa-like primary bathroom is incredible. The larger of two walk-in closets is big enough to containing a chaise lounge and a stackable washer and dryer — “everybody like loves that,” Ambroff said. All of the bathrooms in the home feature natural stone and rain head fixtures and luxurious body jets.
“The way that this house is laid out, it’s very easy to maneuver around it,” Ambroff said, adding that there are dual staircases inside the home, and a staircase that comes off the loggia.” The lower-level covered patio leads out to a putting green and the infinity edge pool.
Downstairs, three additional bedrooms, an executive office with built-ins and lake views, and three full bathrooms await. A grand “flex room” features a built-in bar and fireplace—ideal for gaming or gatherings—plus access to the backyard retreat.
The Pebble Tec pool is the centerpiece of the rear yard with its swim-up bar, water features, fire pit and a 400-square-foot pool house with a walk-in closet and bathroom.
Off the drive way, there’s a 400-square-foot guest casita providing private accommodations for guests or extended family. The ADU comes with lake views, as well.
With four tankless water heaters and five HVAC zones, the home provides plenty of comfort and efficiency. The original owner—an electrical contractor—started building the house for his family, but the current owners expanded and finished the Mediterranean-inspired villa.
Two finished garages have epoxy floors and roll-up doors. A workshop had its own entrance for projects or storage.
