A developer is planning to build a new subdivision in south Sacramento across from Cosumnes River College.

Roseville-based STL Company LLC last week submitted an application to the city to build 62 new homes at a vacant lot at 8383 Bruceville Road in the city’s Valley Hi / North Laguna neighborhood.

The subdivision would include 23 single-family homes, 15 duplexes and three triplexes, according to the application. STL Company LLC owns the 5-acre lot, the application stated.

“The homes have been designed to maximize density but provide a single family neighborhood feel,” the application said.

The location is across from Cosumnes River College, and adjacent to the Valley Hi-North Laguna library.

It’s unclear whether the houses would all be for sale or if any would be for rent. Mike O’Hara of STL Co. and a city spokesperson did not immediately return emails seeking comment. On the application, the applicant checked a box to indicate none of the units would be “subsidized or affordable.”

The city of Sacramento is behind on its housing goals. To keep up with its goal of building 45,580 new housing units by 2029, the city would have had to issue 5,698 new housing permits last year, according to an April report. It issued 2,387.

The project will include 93 parking spaces in garages, and 13 on the street, the application said. Junior ADUs will be an option on some of the lots.
