See incredible Lake Tahoe waterfront compound with ‘exceedingly rare’ amenities: $45M

An incredible Lake Tahoe waterfront compound on 1.6 acres with a private pier, 156 feet of private, sandy beach frontage, a breakwater jetty with nested dock, two buoys and a jet ski pier has hit the market for nearly $40 million.

The property is called Clearwater Lodge and sits at 1180 Highway 50 in Glenbrook, Nevada. One of the east shore’s grandest properties, Clearwater Ldoge can be purchased alone for $39.995 million, or together with an adjacent second parcel at the discounted price of $45 million.

The second parcel, 172 Snug Harbor., offers another 76 feet of lake frontage on a little more than a third of an acre. It can be bought alone for $7.995 million.

Combined, the properties offer nearly two acres and 232 feet of water frontage, “making for an enormous collective pairing,” said listing agent Clif Chase of Chase International Real Estate.

It’s the second most expensive active listing on the Nevada waterfront, he said.

“The lake amenities are both unique and abundant, “ Chase said. “The lakefront features offered at the Clearwater Lodge are exceedingly rare due to the comprehensive array of amenities.”

The larger property features a 9,300-square foot main house with six bedrooms, a two-bedroom guesthouse, a detached office cabin, and a beach cabana. The smaller lot includes a 3,000-square-foot home with five bedrooms.

Clearwater Lodge has been remodeled since being built in 1997 and was upgraded with high-end materials throughout. The open floor plan offers amazing lake views, soaring ceilings, a dramatic stone fireplace, in-home theater, game room, gym and large primary suite with a double bathroom.

The seller is Jeffrey Berns, founder of the software company Blockchains, according to the Wall Street Journal. He recently bought a new property in Incline Village as a primary residence, the newspaper reported.

Chase told the Sacramento Bee he has represented Berns in several Lake Tahoe sales.
