Looking to buy a house in California? These 10 counties had the cheapest prices last month

From August to September, the median home sales price in California dropped from nearly $860,000 to $843,000, according to the most recent data collected from the California Association of Realtors.

Though California single-family home prices dropped almost $20,000, the Bay Area remains the most expensive region to buy a house with a median home sales price of almost $2 million. Some counties, including five in the Central Valley, have a median below the average.

Here’s how the association ranked California’s counties by their median home sales price:

The 10 cheapest counties to buy a house

1. Lassen County

  • Median sold price of existing single-family homes: $181,250
  • Region: Northern California

2. Lake County

  • Median sold price of existing single-family homes: $260,000
  • Region: Northern California

3. Glenn County

  • Median sold price of existing single-family homes: $300,000
  • Region: Central Valley

4. Tehama County

  • Median sold price of existing single-family homes: $310,000
  • Region: Northern California

5. Trinity County

  • Median sold price of existing single-family homes: $320,000
  • Region: Northern California

6. Siskiyou County

  • Median sold price of existing single-family homes: $325,000
  • Region: Northern California

7. Kings County

  • Median sold price of existing single-family homes: $370,750
  • Region: Central Valley

8. Kern County

  • Median sold price of existing single-family homes: $383,000
  • Region: Central Valley

9. Merced County

  • Median sold price of existing single-family homes: $384,500
  • Region: Central Valley

10. Tulare County & Shasta County

  • Median sold price of existing single-family homes: $385,000
  • Region: Central Valley
  • Median sold price of existing single-family homes: $385,000
  • Region: Northern California

In the September report, the association reported Sacramento County had a median sales price of $545,000, which is an increase from the previous month. Though Sacramento was not the cheapest county to buy a house last month, it wasn’t the most expensive either.

The most expensive California counties to buy a house

During September, these five California counties had a median homes sales price of more than $1 million:

  1. San Mateo County - $1,955,000
  2. Santa Clara County - $1,853,000
  3. Marin County - $1,650,000
  4. San Francisco County - $1,580,000
  5. Orange County - $1,310,000
