Another large apartment building proposed for this busy midtown Sacramento corridor

A new development team is proposing to build a large apartment building in midtown Sacramento, adding yet another significant project to the 21st Street corridor.

A team led by Gateway Development is proposing a 246-unit apartment building on the northeast corner of 21st and Q streets. The building, called The Gateway at Q, would cover half a city block across Q Street from the former offices of The Sacramento Bee. There are two vacant buildings on the site that would be demolished.

Of the 246 market-rate units, 65 would be studios, 114 would be one-bedroom units and 67 would be two-bedroom apartments of up to 1,122 square feet, according to a project narrative from the development team.

The building would stand caddy-corner to the Press, a 277-unit apartment building on the southwest corner of 21st and Q streets. A few blocks north, at 21st and K streets, a development team led by D&S Development has proposed a 296-unit residential building.

“The Gateway at Q builds on the successful redevelopment and revitalization of the Press, 20 PQR and other nearby projects which continue to add to the growing appeal of living in midtown Sacramento,” Gateway Development CEO Daniel Parrella said in an email. “This is the first of many for our group as we establish ourselves in the market.”

Parrella is teaming up with Wesley Sagewalker of Gateway Development Company, Doug Buzbee of DBRE Consulting and Taylor Greer of Carlile Realty & Investments on the project. The new group has other projects in the planning stages in the central city, including a 94-unit building at 12th and E streets and a 220-unit building at Fifth and S streets, according to the firm’s website.

An architectural rendering of the Q Street project shows it would have a rooftop outdoor space facing 22nd and Q streets. There would be 125 parking spaces beneath the building.

Gateway Development has proposed a “community benefit” package for the project that includes reconstructing the alley to the north of the planned building, electric vehicle charging stations in the garage and murals painted by local artists both inside and outside the building. The team is also working with the city’s Environmental Management Department to clean a portion of the lot where a gas station once stood.
