50 new homes to be built in this Sacramento neighborhood popular with first-time buyers

Tahoe Park has long been considered a “starter” neighborhood for homebuyers in Sacramento. It’s about to get an influx of new homes that could attract even more residents.

A Las Vegas-based finance and real estate firm has proposed constructing 30 single-family homes and 20 accessory dwelling units (ADUs) on a vacant plot of land at 63rd Street and 18th Avenue. The 3.84-acre development would essentially be a self-contained neighborhood with a private street system.

Taylor Financial LLC, the project applicant, wrote in a planning application with the city of Sacramento that concentrating the traffic flow of the development inside the private street system will “reduce impacts to the neighborhood.” Parking and traffic are common concerns raised when neighborhoods oppose new developments. More than 160 parking spaces will be provided inside the development.

The ADUs proposed to be built will range from 638 square feet to 749 square feet. Each will have attached one-car garages, according to the project application.

Sacramento city leaders consider ADUs to be a valuable tool in addressing the city’s housing affordability crisis. Last year, 170 of the units were constructed in Sacramento, up from 76 the year before. City officials have simplified the permit process for ADUs in recent years.

“We still have work to do, but I’m proud that our city has steadily lowered the barriers to building a variety of infill housing types we desperately need to address our twin crises of affordability and climate change,” Mayor Darrell Steinberg wrote in a blog post published by his office in May.

Tahoe Park, an inner ring neighborhood bordering Oak Park and the UC Davis Medical Center, has seen its home values skyrocket in recent years. The median sale price in the neighborhood is roughly $520,000, according to Redfin, up nearly 22% since the start of the pandemic.
