More homes are for sale in Sacramento than any point in last several years
There are more active residential real estate listings in Sacramento than at any point in the last several years, which means prices could start decreasing, experts say.
In April, there were 1,992 active listings in Sacramento County and West Sacramento, up by nearly 700, or 64% from the previous April, according to data form the Sacramento Association of Realtors.
Despite that, the number of home sales in that area barely moved, going from 962 closed sales to 967.
“There’s downward price pressure brewing,” said Ryan Lundquist, a Sacramento appraiser and housing market analyst. “In the last couple months, the pile of active listings is higher than we’ve seen in the last couple years.”
There is a bit less competition for certain types of homes, but homes that check all the boxes on condition and location are still competitive, Lundquist said.
“For those properties we’re seeing buyers are patient but then they’ll pounce on something when it’s ideal,” Lundquist said.
Properties on the lower end of the market, under $500,000, are also still quite competitive, said Jake DaRosa, associate broker based in the Sacramento area.
DaRosa is currently helping a client look for his first home under that price point in North Sacramento, he said. For the last several homes for which they submitted offers, they were competing with multiple other offers.
But for those looking to buy higher than $500,000 but less than the multi million dollar range, some of the extreme competition has eased, he said.
“The buyers have more choices now so it’s not a mad dash,” DaRosa said. “So we’re seeing buyers having the opportunity to say, ‘I really want this house’ or ‘let me go see 10 houses and then make a choice.”
He’s also doing more second showings than usual, as buyers are taking more time, he said.
As of earlier this week, 41% of all active listings in the area have had a price drop, Lundquist said. That’s a higher percentage than usual.
“It makes sense because we have more listings, but it’s not a 2007 type figure,” Lundquist said.
