Sacramento area has one of ‘hottest ZIP codes’ in US, new study says. Which one?

Looking to relocate? The Sacramento area has one of the “hottest ZIP codes” in the nation, according to MovingPlace.

More than 25 million Americans moved to new homes in 2024, the national moving company said.

“Recent shifts in politics, the climate and affordability have dramatically shaped where Americans choose to go, making certain areas of the U.S. more popular over the years,” MovingPlace said in an Aug. 3 article.

MovingPlace recently ranked the 10 hottest ZIP codes in the United States in 2025 based on where people are relocating the most.

The ZIP codes span the nation from Northern California and Colorado to Texas and Florida.

Here’s what to know:

What makes Sacramento-area city a top destination for movers?

The 95747 ZIP code, which includes the city of Roseville, was No. 9 on MovingPlace’s list of the hottest ZIP codes for people looking to relocate in 2025.

The Sacramento metropolitan area attracted 2,887 movers across the country looking for an “affordable California lifestyle with average house prices,” the site said.

“Roseville combines safe suburban living with close proximity to the state capital’s sought-after amenities,” MovingPlace said, while its strong job market makes the city “a top pick for families and professionals leaving pricier coastal cities.”

As of Wednesday, Aug. 27, the average value of a Roseville home was $653,330, according to real estate website Zillow.

In April, Roseville ranked No. 1 on Consumer Affairs’ list of the best California cities to move to, The Sacramento Bee previously reported.

The Placer County city “captures the quality of life you’d expect from a big city,” Consumer Affairs said in its study. “This, along with decent affordability and a relatively low climate risk, helps the city appeal to families, retirees and young professionals.”

On its website, the city of Roseville said it offers “affordable community-owned utilities and access to top-tier health care,” making the city “a hub for families and professionals alike.”

What were the top 10 U.S. ZIP codes?

According to MovingPlace, a growing number of U.S. resisents are relocating away from large cities to suburban areas.

“Americans are redefining their relationship with urban life, prioritizing quality of life over proximity,” MovingPlace said. “The suburban shift is a defining feature of today’s housing market, reshaping communities and driving growth along the edges of the country’s most dynamic cities.”

How did MovingPlace come up with real estate rankings?

To rank the most desirable ZIP codes in the United States, MovingPlace said it analyzed internal data from more than 6 million moves booked through Porch Group Inc. from January to May 31.

By examining the origin and destination ZIP codes of each move, researchers identified which areas are seeing the highest “inbound migration” across the country.

MovingPlace said it aggregated this data to calculate the total number of people moving into each ZIP code, then ranked the top 10 most popular ZIP codes nationwide as well as the single hottest ZIP code in every U.S. state.
