Rats ‘attack’ tenant at Sacramento County apartment complex, lawsuit alleges

Two tenants are suing the landlord of an apartment complex in Sacramento County alleging hundreds of cockroaches and large rats that “attack” residents.

The tenants last month filed the lawsuits against CR Watercrest Communities LP, which owns Redwood Square Apartments at 4400 Elkhorn Blvd. in Foothill Farms.

That limited partnership is registered to Colrich, according to California Secretary of State documents. Colrich is a San Diego-based real estate company that oversees over 20,000 units in multi-family developments across the country, according to its webpage.

A severe lack of maintenance at the complex caused both tenants to have severe skin infections resulting from bites, the two lawsuits filed in Sacramento Superior Court last month alleged.

Colrich did not respond to an email and voicemail seeking comment.

Each tenant’s unit had a severe infestation of “hundreds” of cockroaches and also large rats, the lawsuits alleged.

The rats are so large that one tenant “mistakes them for cats,” and the other has been “attacked” by them, the lawsuit alleged.

One of the tenants fell down last month due to water and mud on the walkway, combined with bad lighting, causing her to severely injure her knee, that tenant’s lawsuit alleged.

The office has also served the tenants with “false eviction notices,” the lawsuits alleged, and has charged them hundreds of dollars on top of their rent.

The firm representing both tenants is Parmenter Law Offices, based in San Rafael. Parmenter Law Offices did not immediately respond to a request for comment.

The complex has had the same owner since 2013, according to the county assessor’s office.

Colrich also oversees apartments in the Sacramento area at 6830 Walerga Road, the Harlow Apartments, directly south of Redwood Square. It also oversees complexes at 2525 Larkspur Lane, 2501 Hurley Way, and 4901 Little Oak Lane, according to its website.

The lawsuits are seeking both economic and non-economic damages, as well as medical expenses.
