Developer plans 70-unit complex by Tanzanite Park in Sacramento’s Natomas Crossing

A developer has submitted plans to build a 70-unit apartment complex on a rural lot in the North Natomas section of Sacramento.

Kosh Grewal submitted plans in November to build the project at 3590 Airport Road, a parcel adjacent to Tanzanite Community Park in the Natomas Crossing neighborhood.

The project calls for demolishing a single-family home and barn on the lot to make way for the complex, according to city records.

Before construction can begin, the project requires approval from the Sacramento City Council and review by the city’s Planning and Design Commission, said Kelli Trapani, a city spokesperson.

Because the proposal remains in its early stages, Trapani said the city does not have a timeline for review and possible start of construction on the 1.61-acre lot, which is zoned for a rural/agriculture residence.

Grewal did not respond Tuesday to an email and call seeking comment on the project. County assessment records show Lakhbir and Manjit Grewal, of Roseville, purchased the property in May for $750,000.

But Grewal told the Sacramento Business Journal in November that he believed the property would make “a good site for an infill project.”

“It’s just a nice neighborhood to do a project in,” he told the Business Journal after submitted the plans.

The project is planned to include three buildings, each three stories, with a 65-spot parking lot in the middle, according to plans submitted to the city. The units — a mix of studio, one- and two-bedroom apartments — would sit directly east of the Tanzanite Homes development.

That project brought a 211-unit portfolio of apartment homes onto the market last year as the city’s first build-to-rent development, according to Austin, Texas-based developer New Growth Living.

The proposed units are deemed to be market rate, Trapani said.
