Sutter County is bringing a taste of the late Jimmy Buffett just across the Sacramento County line with a Margaritaville-themed retirement community. The Latitude Margaritaville development for adults 55 and older would include more than 1,100 homes in its first phase — complete with guitar-shaped parks, a lagoon-like pool and a concert stage.

It is nearing approval, with the planning commission to review changes to the proposal and the Sutter County Supervisors expected to decide whether to green-light the next steps of the project.

We first reported about the proposal in March with our story ”Wasting away again … in Sutter County? Margaritaville community to rise near Sacramento.”

Here are key takeaways

The location: The community would rise from rice-growing fields at the southern tip of Sutter County, more than 80 miles from the ocean. No other Latitude Margaritaville communities are on the West Coast.

The scope: The Lakeside at Sutter Pointe project totals 875 acres and could eventually include more than 3,700 homes. It is the first piece of the larger 7,500-acre Sutter Pointe project, which could grow to 17,500 homes.

The vibe: Homes will feature a beach-house aesthetic, with street names such as Turquoise Avenue and Coral Reef Street. Parks will be shaped like flip-flops and guitars, with a central activity hub including pools, a fitness center and concert space.

The developers: Lennar and Winn Communities are partnering on the project. Sutter County supervisors approved new project maps and permits for up to 20 model homes last month.

What’s happening now: Developers and county staff are negotiating additional project changes, pending planning commission assessment and supervisors approval.
