More affordable housing is coming to Elk Grove. Here’s where

More affordable housing is coming to Elk Grove, and a lottery is now open for interested residents.

The Pardes, an affordable housing complex at 8335 Tarak Drive near the intersection of Big Horn Boulevard and Poppy Ridge Road, is adding 140 more units for families and individuals earning less than 70% of the area median income. Eight units are reserved for those at risk of homelessness.

Currently, the complex has 96 units for families and individuals earning less than 80% of the area median income, as well as 123 parking spaces.

The new units will consist of 42 one-bedroom units, 48 two-bedroom units and 50 three-bedroom units, located in two three- and four-story buildings with surface parking.

The complex will also offer “on-site supportive services, including recreational, social, and educational activities, individualized health and wellness programs, job search assistance, and resource advocacy,” provided by local social services organization LifeSTEPS, according to the city’s website.

Bold Pardes II LLC is the project’s managing general partner and the John Stewart Co. oversees property management, according to the city’s website.

Construction is expected to be completed and ready for some residents to move in between mid-September and mid-October of this year, city spokesperson Kristyn Nelson said.

What rent will cost in The Pardes complex

The cost of units depends on the unit size and the residents’ income, according to the city’s website.

A one-bedroom unit will cost between $723 and $1,688, a two-bedroom between $868 and $2,026, and a three-bedroom between $1,003 and $2,340.

The income limit for a one-person household in the complex is $63,070, and the limit for a two-person household is $72,030.

How to enter the housing lottery

Interested residents can apply on the city’s website. The lottery closes at 11:59 p.m. May 20.

Leasing staff will begin reaching out to applicants at the top of a randomized ranking list in June and as late as August, according to the city’s website.

Housing choice vouchers will be accepted, according to the city’s website.
