Oak Park coffee shop’s future unclear after its building goes up for sale

Naked Coffee in North Oak Park may be at riskof closing after the business’s owners put the building up for sale.

According to broker Kimio Bazett of Turton Commercial Real Estate, the cafe unit at 3527 Broadway — which currently houses Naked Coffee’s roastery and one of its cafes — was listed online Thursday. Bazett said Naked Coffee co-owner Kirk Khasigian was no longer interested in owning the building.

The future of the roastery remains unclear, as Bazett said it would depend on the plans of the building’s new owners.

“We don’t know what happens next, but the hope is that someone arrives and wants to continue operating it as it is now,” Bazett said.

The North Oak Park listing was an instant hit, according to Bazett. He said his phone rang throughout the day Thursday with interested buyers spanning from the capital region to the Bay Area inquiring about the turnkey property. Located at the corner of Broadway and 36th Street, the coffee shop is near popular establishments like Oak Park Brewing Co., Fixins Soul Kitchen and Strapping.

Khasigian and his brothers, Kyle and Kevin, purchased Naked Coffee in 2021, according to previous Bee reporting. In addition to the Oak Park roastery and coffee shop, Naked Coffee has locations on Q Street in midtown, 30th Street in Curtis Park and on Elvas Avenue in East Sacramento under the name Tupelo Coffeehouse.

The Khasigians did not reply to a Bee request for comment on the building’s sale Friday afternoon.
