Check out Cascade, a terraced luxury apartment complex planned for midtown Sacramento
Another mixed-use development entering the planning stages could represent a major addition to the heart of midtown Sacramento.
The city planning department on Thursday released planning documents and renderings submitted by D&S Development for an eight-story, 180,000-plus-square-foot apartment building at 17th and I streets.
Called Cascade, the complex at 1701 I Street would include 206 apartment units, two “live/work” units, about 3,000 square feet of retail space on the ground floor and 105 basement parking spaces, according to a project description sent by the city planning office to The Sacramento Bee.
Renderings of the luxury apartment, by Sacramento-based HRGA Architecture, show spacious, layered terrace balconies running down one side of the building, hence the project’s name.
Stylistically, the design on the other side of the building does not look dissimilar from other modern additions to Sacramento’s urban real estate scene. The corner of Cascade that would face I street bears some resemblance to 16 Powerhouse, which is across from John C. Fremont Park a few blocks south of the planned development.
Cascade, as designed, would exceed multiple city codes for height standards on a wood-framed building, so the developers are requesting deviations, according to the project description. Plans were submitted to the city at the end of April. The site currently contains vacant, single-story commercial buildings that would be torn down.
On Tuesday, the city released planning documents for On Broadway Apartments, a six-story mixed-use project intended for 19th Street between X Street and Broadway.
