7-story apartment building to replace beloved downtown Sacramento book store

There’s another large apartment building in the works for downtown Sacramento. And this one will replace a beloved community book store.

Anthem Properties of Vancouver, British Columbia, has filed an application with the city of Sacramento to construct a seven-story apartment building on the north side of the 900 block of S Street.

To make way for the building, Beers Books will be demolished. But lovers of the old book store where readers have bought, sold and traded for decades can rest easy: the store is relocating just a few blocks away.

Andy Naify, the store’s manager, said the shop will move to 712 R St. Renovation work on that site will start once the current tenant moves out and Beers Books should be open for business there “in the first quarter of 2023,” he said.

Beers Books has been open for about 80 years and has been in its current spot since 2003, Naify said. The shop has already moved “at least three times,” he said.

Anthem is a major player in the local development scene. The company has two large apartment buildings under construction in the central city: 15S, a 137-unit building at 15th and S streets, and Cathedral Square, a six-story project on the long-blighted 1000 block of J Street.

Riaan De Beer, vice president of development for Anthem, said earlier this year the company’s aggressive plans for the city – as well as the broader interest in the urban core – “is not a momentary blip.”

“Our long-term vision is to have thousands of units in the rental market, not hundreds,” De Beer said.

The latest project at 905 and 925 S St. will have 44 studios, 90 one-bedroom apartments, 50 one-bedroom units with dens and 41 two-bedroom apartments, according to the company’s application with the city. Jenna Anderson, a company spokeswoman, said the current buildings will be demolished next year — construction could begin soon after if the city approves the work.

The new building will also have 6,500 square feet of retail on the ground floor facing the corner of 10th and S streets.
