Buyer drops $27.5M on grandiose Lake Tahoe waterfront estate with every amenity. Take look

A Lake Tahoe estate has sold for $27.5 million, the first lakefront property on the California side to close above the $20 million price point since May 2022, according to Tahoe Luxury Properties.

Agents representing both the buyer and the seller said the transaction, which closed Jan. 31, 2025, shows the region’s luxury market is on the upswing.

The property at 2020 West Lake Boulevard in Tahoe City is grandiose. The luxury residence sits on 1.7 level acres with 130 feet of lake frontage, nine bedrooms and eight full bathrooms. The mansion comes with a private deep-water pier with a boat lift and a 22-meter indoor lap pool.

Bill Dietz, principal broker at Tahoe Luxury Properties, described the sale as a “milestone.” He said the parcel size, level topography, privacy, views, amenities and unparalleled deep-water lake access makes the compound one of the region’s most iconic homes.

“It’s in that sweet spot of the Sunnyside zone,” Dietz said, referring to the charming West Shore community.

The gated property has a heated driveway for easy year-round living, and walking paths lead through beautifully landscaped grounds with a bocce court and curated trees, plants and flowers. There’s an outdoor custom in-ground spa with an outdoor shower. Both the pool and spa have state-of-the-art water purification and filtration systems.

The recently updated interior style is classic and elegant. There’s a guest house on the property, too.

Dietz represented the sellers, and Trinkie Watson of Chase International the buyers. Both agents were unable to say much about the new owners because of a non-disclosure agreement, other that the buyers are retired and have strong roots in the Tahoe Basin, according to Dietz.

The buyers are “very active in philanthropy, outdoor activities, hiking, skiing, travel” and “love Tahoe where they’ve owned and been part of for most of their lives,” Watson added in an email.

They are “not celebrities but well-respected in their communities and with their peers,” she added.

The home was listed for $34.5 million in May 2023. The sellers were David and Diane Paul, according to public property records. The house was built in the 1990s.

“My clients were the second owners (of the West Lake Boulevard home) so this will be passing on to the next generation of buyers,” Dietz said. “The Pauls are thrilled to pass the torch to family who knows Tahoe very well and has deep ties to the area. It was just a perfect confluence of the right time and the right buyer, just a confluence of events.”

“This sale represents not only a milestone transaction in the Lake Tahoe market but also highlights the continued demand for premier lakefront properties in one of the most sought-after regions in the U.S.,” Dietz said.

Lake Tahoe’s luxury market is showing a robust rebound, according to Tahoe Luxury Properties. In 2024, the region saw median prices stabilize near peak levels during the pandemic surge, with the lakefront market experiencing a 67% year-over-year increase in sales volume, the real estate firm noted.

The California sale comes on the heels of high-value transactions on the Nevada side of the lake — including a $62 million sale in October 2024 and a $33.5 million sale in December 2024.

The West Lake Boulevard transaction closed with an accelerated escrow just 14 days after going into contract. The rapid purchase underscores an urgency and strong demand in the competitive nature of the luxury Tahoe market, according to Tahoe Luxury Properties.

Looking ahead to 2025, market indicators suggest continued strength in the luxury sector, Dietz said.

“With limited inventory, particularly for lakefront properties, and sustained demand from qualified buyers, we anticipate another strong year for premium offerings,” Dietz said in a news release.

“Since May of 2022, the highest California lakefront sales have been $19.5 and $27.5 million, both in the last five months and both represented by Bill Dietz and me,” Watson added. “The Nevada side had some excellent high-end sales in 2024 — (and) Martis Camp in California had a $23.6 million sale in 2024 with a $25 million on the market now — so is appears that the luxury market is strengthening.”
