Explore the rooftop pools, terraces of Sacramento area’s new boutique homes

Sixteen new boutique homes in a residential suburb of Sacramento are turning heads for more reasons than their contemporary flair.

The Residences at West Oaks, a limited collection of single-family homes off Highway 65 in Rocklin, have more in common with the type of forward-thinking lofts cropping up in midtown and downtown Sacramento than any typical suburban house.

One specific feature sets The Residences apart. The homes offer the coolest amenity around: A rooftop pool.

Doubling down on next-level features, the covered outdoor kitchen and dining space atop the expansive sky terraces can be enclosed by oversized glass doors for year-round use. Also, an optional private elevator can serve all four floors.

“The appeal is, it is a truly different type of home — especially something you do not expect in Rocklin,” said Christopher Brown, principal/broker of the residential brokerage and marketing firm Next New Homes Group.

‘Pure modern elegance’

Adriana Espinoza, a real estate agent with Bear Flag Realty, featured the properties in an Instagram reel, calling them “pure modern elegance.”

“The Residences at West Oaks are a small development of sixteen modern, single-family homes in Rocklin, which is pretty unusual for the area — most neighborhoods are larger and have more traditional designs,” she told The Sacramento Bee in an email.

“The homes have a four-story layout and private rooftop terraces, which you don’t see much locally,” she said. “The overall look is more contemporary than most homes in Rocklin, so if someone wants something that feels different from the typical suburban style, this stands out.”

Two models offer three bedrooms, four bathrooms, two-car garages and either 2,107- or 2,171-square-foot floor plans. Three of the 16 homes have sold since the development opened sales in November, according to Brown. Construction on some of the residences is just finishing up.

‘Rare in Rocklin’

The rooftop endless pools, which can be used for exercise by swimming in place against a current, are an optional upgrade. With or without the pool, the terraces and adjacent outdoor kitchens have created a buzz.

“These give homeowners private outdoor space with nice views, and they’re rare in Rocklin,” Espinoza said.

If an owner decides to do so, an elevator can be added to any of the homes later, Brown said.

Prices for homes at The Residences at West Oaks start below $800,000. There’s a top-priced model available that comes with more than $190,000 in upgrades, including the elevator and pool. It’s listed for $917,000. A model with more than $23,000 in pre-selected options and upgrades is priced at $806,950.

“While there are homes available for under ($800,000) in the area, few — if any — offer the level of design, amenities and exclusivity found at The Residences at West Oaks,” Espinoza said.

Brown recently showed The Bee one of the homes room by room, which featured:

A ground level devoted to a full bedroom and bathroom and a two-car garage. “Every home has a two-car garage, which is kind of unique,” he said.

A main living area on the second floor, with 11-foot ceilings and an open-concept floor plan. The well-appointed gourmet kitchen showcases a waterfall island, full pantry, modern cabinetry and adjacent dining room. The airy living room, with a fireplace, leads out to a patio deck. “It’s really just the epitome of luxury, and a great layout,” Brown said.

The third level might be called the bedroom floor. It contains two full bedrooms, including the owner’s suite with a luxurious bathroom and dual walk-in closets. “Two full bedrooms ... each (with) tons of luxury finishes,” Brown said.

The top level, the rooftop deck, is “the cool space” and “ultra, ultra private,” Brown said. This is probably where you’ll want to hang out most of the time. The outdoor kitchen and dining area can be enclosed by glass doors that fold open like an accordion, giving access to the adjacent pool, sitting area with fire pit and the sky deck.

The Residences at West Oaks is evocative of the visionary R21 Lofts, a limited collection of 48 modern townhomes in midtown Sacramento, near the Ice Blocks, which are scheduled to open in the fall. R21 Lofts start in the low $900,000s.

In July, Next New Homes will start selling a similar collection of residences in historic Roseville called The Belvedere. The homes will feature rooftop terraces, too.
