See most expensive house ever sold in Land Park — $600,000 over asking price
A custom-built home on a rare double lot in Land Park recently sold for $3 million — $600,000 above the asking price — marking the highest residential sale ever in the coveted neighborhood just south of downtown Sacramento.
“This is the highest sale ever on MLS in Land Park,” Sacramento appraiser and housing market expert Ryan Lundquist said via email.
Only eight sales on MLS in Land Park have ever topped $2 million — and all of them have occurred since 2022. Six of the eight deals closed in the past twelve months.
Five potential buyers put in offers on the home at 1743 11th Avenue.
Charming, remodeled
Recently remodeled, the four-bedroom, three-bath residence spans 3,447 square feet on a lot that’s over a quarter of an acre. The handsomely landscaped yard encompasses a pool, custom fountain, built-in grilling area, RV access, bocce ball court and a casita above a detached garage.
“It’s really charming,” said Tim Collom, founder of House Real Estate, which brokered the deal. “Land park locations are always incredible. It has a really sweet, very spacious floor plan, which you really don’t find in Land Park. Everything’s been redone. The bedroom, bathroom count was really solid. And then it has a pool, an ADU — so you hit all these boxes.”
The lot has the potential for further development if the owners desire that, Collom said in a phone interview.
“Different (people) had various reasons to buy it,” he said. “I think there’s just not that much like it in the $2 million to $3 million range that is of this quality.”
LIsting agent Jamie Rich of House Real Estate represented the sellers. The deal closed Aug. 6.
The Land Park milestone is evidence of the luxury market showing strength despite broader economic concerns, Collom said.
‘Pushing records’
“We’re pushing the records,” Collom said. “Despite what everyone says about the market, we’re having a year that’s better than last year, significantly. As long as things are priced the way they should be, the demand is still there.”
The Land Park home, originally built in 1948, is striking from the minute you step into the entry with limestone flooring. There are rich hardwood floors and tall ceilings throughout the home and natural lighting highlights the custom ironwork and cabinetry.
There’s a formal library with a fireplace, as well as a chef’s kitchen spotlighted by Sub-Zero refrigerator, 48-inch Viking range, center island with prep sink and adjoining butler’s pantry with a dishwasher drawer, wine refrigerator and ample storage.
