See Sacramento filmmaker’s old lakefront Tahoe property, where boho meets modern

A 9,800-square-foot showstopper of an estate built into a granite promontory on the shores of Lake Tahoe — a property once owned by a Sacramento businessman and Hollywood producer — has hit the market for $10.9 million.

The property is “a striking fusion of nature, creativity and innovation,” according to the property listing.

The house dramatically integrates large, natural granite boulders throughout its interior, including the bedrooms and bathrooms. Dramatic, towering stone formations rise along the shoreline and are scattered around the grounds, as well. The estate also commands unparalleled views of Lake Tahoe’s turquoise waters.

“The architecture is just stunning,” listing agent Alex Min of Sierra Sotheby’s International Realty said. “It’s a very bohemian home, massively set amongst the big boulders. You look around the outside, there are stacks of boulders, 50 to 60 feet high, all around you. Then, you go inside and people say ‘Oh, did they move these (granite stones) in here?’ No, the house was built around them.”

Appropriately named Granite Shores, the waterfront Lake Tahoe property at Broadway Point was initially owned by Hollywood producer and director Marc Turtletaub and later by his late ex-wife, Paula. The 1-acre lot is tucked into a serene, private setting off Speedboat Avenue in Kings Beach, near the famous Speedboat Beach.

Turtletaub was president and CEO of West Sacramento-based residential subprime lender the Money Store, which is no longer in operation. He later became a film producer whose credits include “Little Miss Sunshine” (2006) and “A Beautiful Day in the Neighborhood” (2019).

110 feet of shoreline

Other standout features of the property include its location and large waterfront acreage with 110 linear feet of private, pristine shoreline, Min said.

“An acre on the water is almost unheard of. An acre on the water that’s not on the highway — even more unheard of,” he said.

Granite Shores, at 77 Speedboat Ave. off North Shore Boulevard, offers a rare sanctuary away from Lake Tahoe’s bustling highways, providing an unparalleled sense of tranquility that sets it apart from 95% of lakefront homes, Min said. Nestled down from the main road, the estate is removed from the road noise and safety concerns typical of many highway-adjacent properties.

Min said the location is so exceptional that it’s comparable only to a handful of elite properties, such as Incline Village’s billionaire row or the more secluded West Shore estates. He described Brockway Point as being similar to Sand Harbor, on the northeast shore of Lake Tahoe, in its crystal-clear water and unique land formations.

“Brockway Point is famous for its massive granite boulders and green and blue water,” Minn said. “It’s like a mini Sand Harbor.”

Constructed around 1999, the home rocks 12 bedrooms and 14 bathrooms across nearly 10,000 square feet of living space. Natural, exposed, interior granite boulders, towering peaked ceilings that mimic the Sierra skyline, three indoor water features and a floor-to-roof stone fireplace all enhance the structure’s mountain aesthetic.

Yet, the organic, “bohemian,” or boho, architecture blends with refined artistic details throughout.

“The natural granite features inside the home lend a bohemian-meets-modern aesthetic, unique to the property and impossible to replicate,” according to a news release from Sotheby’s.

Most of the bedrooms take in gorgeous lake views. A luxurious spa room boasts an indoor hot tub, cold plunge, wet sauna and indoor shower.

Skylights flood the home with natural light, multiple fireplaces give off warmth and wood accents bring out the elegance.

Outdoors, stone stairs lead out to the property’s private lakefront. Smooth granite outcroppings allow for sunbathing or meditation. A large lakeside deck and nature-scaped backyard allow for multiple spaces to unwind or entertain. The lot is located in the heart of Kings Beach, near restaurants and shops.

A recently remodeled kitchen mixes size and function.

RPC23 77 Speedboat Ave LLC now holds title to the home, according to public real estate records.
