That’s really hard to find.”

“The luxury market has still been producing a strong number of sales,” Lundquist said. “In fact, this year we’ve seen more sales above $3 million than any other previous year. There has been more strength in volume at the very highest prices in the region simply because those buyers are often paying cash and not really affected by mortgage rates like so many other price points.”
Lundquist notes that high-end buyers operate differently.
“Only about a quarter of sales at the very highest prices are even using conventional financing, while the bulk of the market is dominated by cash or other types of non-traditional financing,” he said.
Even so, today’s luxury buyers are discerning, and the competition is fierce.
“When looking at closed sales above $4 million since 2024, 73% sold below the original price, and the average price reduction was $650,000,” Lundquist said. “Some of these units are simply priced too high because there are only so many buyers able to compete at this level. The Sacramento region luxury market has exploded in recent years, and we’re still in a market where unicorn properties are being scooped up, but there are also many estates with aspirational pricing.”
