Granite Bay home with breathtaking pool fetches highest price in 8 years. See it
A newly built modern compound in Granite Bay sold Monday for $6.33 million, the highest-priced MLS sale in the community northeast of Sacramento in eight years.
Listing agent Christa Proctor of eXp Luxury closed the all-cash deal on the four-acre, single-level estate in just 44 days. On average, luxury listings for homes in the area priced at $5 million or higher linger for more than 100 days, she said.
The original asking price for the residence, located at 9070 Chelshire Estates Court, was $8.2 million.
Real estate agent Kim Knotts represented the buyers.
“This beautiful property closed today and went to a wonderful family already part of the Granite Bay community,” Knotts wrote on Instagram. “It’s been a rewarding journey helping them find their forever home, and I’m confident they’ll enjoy everything this exceptional property has to offer.”
The recorded sales price marks the second-highest MLS sale ever in the tony suburb. A home at 9220 Royal Crest Court holds the record in Granite Bay after fetching $6.95 million in December 2017, according to housing market expert Ryan Lundquist. That property, however, sold three years later for nearly $2 million less.
Proctor said the buyers were drawn to a combination of standout features offered in the Chelsea Estates Court property, such as its move-in-ready condition, ability to accommodate multigenerational living, modern architecture and the numerous entertainment opportunities it presents.
“This isn’t just a residence — it’s an experience,” according to the official property listing.
The main house spans 8,800 square feet, with four ensuite bedrooms and seven bathrooms.
A 2,247-square-foot detached guest house is loaded with luxury details and amenities, including a well-appointed kitchen and large island, private backyard and patio and its own two-car attached garage.
Proctor called the estate’s style “transitional,” merging traditional ceilings with modern steel and glass to create a sophisticated, balanced and comfortable ambiance.
Stunning primary suite
In the main house, every bedroom has its own walk-in closet and spa-like bath. The primary suite stuns with a secluded patio, private outdoor access to a reflection pool and a bathroom that echoes a luxury wellness retreat.
“It’s beautiful,” Proctor said in a previous interview. “You just want to be in there. The stand-alone bathtub, it’s like that artistic statement of the whole bathroom.”
The heart of the interior beats in the two full kitchens. The first, a gourmet kitchen with Thermador appliances and a waterfall-edge island, is the centerpiece of an open-concept main living area. The second — what you might call a “dirty kitchen” — is actually a full culinary studio in its own right, hidden discreetly behind the main kitchen. That is what professional-scale dining and entertaining looks like.
Indeed, entertainment is paramount at the estate. An enormous custom movie theater makes a strong impression — with a bar, mini kitchen and sizable lounge area off to one side.
Outside, the property rivals a private resort. The jaw-dropping pool is highlighted by fire elements, spectacular lighting and waterfalls. Set on multiple levels, the pool area begins with a reflecting pond, cascading to a large spa, then an infinity pool, and finally a lower pool — all crowned by a tubular waterslide.
The estate’s outdoor amenities read like a luxury resort brochure: dual pools, fire pit, putting course, in-ground trampoline, sports court, complete outdoor kitchen with a commercial-grade pizza oven, and an Instagram-worthy wall rising above the water features, a perfect spot for group shots against the sunset.
An elegant bar adjacent to the main living area has pass-through service to the outside, making indoor-outdoor entertainment seamless.
A robust marketing effort played a role in the fast sale, Proctor said. Her team leveraged the content of a lot of influencers and social media channels to get the word out and create significant buzz and draw competitive interest.
She also reached out to the area’s relevant agents to ensure the home’s profile was maximized.
“It felt very collaborative,” Proctor said.
