Tucked away in rural Elk Grove, a once-humble barn has been exquisitely transformed into a modern showpiece of country luxury.

On the market for $2.4 million, the 3,345-square-foot, three-bedroom farmhouse is an entertainer’s dream and a horse lover’s paradise, fusing unique history and abundant amenities on a sprawling three-acre parcel.

“It was an old barn that was converted into a luxury home, recently renovated completely down to the studs (with a) very open floor plan with great living space,” listing agent Tom Phillips of Coldwell Banker said.

The estate’s surprises don’t end there.

“On the property, there’s a 9,000 square foot barn/shop/stables — there are eight stables on the property,” he said. “There’s an ADU that’s 900 square feet that offers two bedrooms, one bath as well. Just something you don’t see very frequently.”

Homeowner Nicole Cook, who owns nearby winery LaMoure Vineyards, instantly fell in love with the property — and perhaps the barn most of all. At 10412 Sheldon Road in Elk Grove — about 20 miles south of Sacramento — Cook and her family saw a diamond in the rough.

“We found a property that probably hadn’t been redesigned or done in about 30, 40 years,” she said. “I have a wonderful relationship with my agent, Tom Phillips, and he looked at me on this one, and he said, ‘Are you sure?’ And I said, ‘Absolutely, I can see it. This could be a phenomenal modern barn home.’ And it literally was a barn years and years ago, but no remains of that at all to be seen.”

Renovation goes from grit to glam

Cook took on a complete overhaul that reimagined every inch of the old structure for 21st-century living, but the ambitious remodel was attuned to both luxury and practicality. “It cost about $400,000, actually. We did it on a really conscious budget to make sure that we weren’t overspending,” she said. “We wanted to keep it within attainability for other people.”

Before Nicole put her touch on the place, spectacular vistas of open pastures, green grass and oak trees outside were hidden, and the interior was dark. Now, lots of windows let the sunshine flow in and show off the serene countryside.

“This whole back wall was a giant wall with a staircase in it. There was no way to see your pastures, your horses, or the beautiful green of the lawn and the oak trees,” Cook said. “This property has a massive outdoor entertaining patio as well, and we modernized the outdoor living to have a full outdoor kitchen and living room outside.”

A separate apartment has been also recently remodeled. The 900-square-foot ADU, providing flexibility for guests, family or rental income, offers two bedrooms, one bathroom, a gourmet kitchen and laundry facilities.

The transformation of the main residence brought the farmhouse into the realm of plush, modern comfort while preserving its agrarian soul. “This was open concept living with a loft for the primary, and we decided we needed a little bit more space and privacy,” Cook said. “So the main bedroom upstairs has two giant walk-in closets, his and hers. I thought that was pretty important for modern living.

“Everything is brand new — new showers, new floors, new bedrooms, new lighting,” she said. “And then we wanted to add a little bit of a modern flare, like the floating staircase, lots of glass, a really open living concept. We wanted to also have it feel organic. So we decided to add a lot of stone and wood for the natural elements.”

The expansive outdoor living and entertaining spaces are a highlight. Guests can lounge by the pool, grill up a feast in the covered outdoor kitchen, or gather around the patio fireplace under a sprawling sky to watch amazing sunsets, Cook said.
