New seven-story apartment building planned for prominent midtown Sacramento block

A developer has submitted plans with the city of Sacramento to build a 200-unit apartment building on a prominent midtown block.

The seven-story building, proposed by SKK Developments, would be constructed on J Street between 16th and 17th streets, according to an application filed with the city. The building would also include retail space and a parking garage.

The 200 units would all be rentals and all be market rate, said Marisa Kolokotronis, director of operations at SKK Developments.

The rental prices would be similar to the company’s other apartment buildings in midtown, including The Eleanor Apartments, H16 Apartments and 1801 L Apartments, Kolokotronis said.

Monthly rental prices at those developments range from $1,740 to $3,880, according to their websites.

The new building would contain 37 studio units, 109 one-bedroom units, 44 two-bedroom units and 10 three-bedroom units, the application said.

The site currently contains parking lots and Lucca Restaurant and Bar, built in 1920, which would be demolished.

Lucca has been closed since at least March and was listed for sale earlier this year, according to the Sacramento Business Journal.

An estimated 45,580 new housing units, including 16,769 for low-income residents, are needed in the city by 2029, according to a state-mandated report.

Construction on the new building is set to start in the second quarter of 2022, and the units would open for occupancy in 2024, Kolokotronis said.
