Apartments planned for long-vacant lot along lively Sacramento street
A long-vacant lot on a lively street in Sacramento’s North Oak Park neighborhood is set to become an apartment building.
Ibex Ventures plans to build a three-story 33-unit apartment building at the lot next to Broadway Coffee, near the intersection of Broadway and Alhambra Boulevard, according to an application filed with the city this month.
The units will be market-rate, with four affordable units for tenants making up to 80% area median income, the application said. That level is currently at $72,050 for a person living alone.
Because of the four affordable units, the project qualifies for the state’s density bonus law, and therefore will not need to provide 100 square feet of open space per dwelling unit, the application states.
The building, called Oak Park Place, will include 21 studio units and 12 one-bedroom units, the application said. It will also include two community courtyards, private balconies and storage spaces.
“The project also proposed ground floor live/work loft units which will allow small businesses or artists to rent the unit and provide a storefront along Broadway and also provides their housing,” the application said. “This will activate the public streets.”
While the tea shop is on one side of the lot, the other side contains a long-vacant storefront. Further down the street toward Marin Luther King Jr. Boulevard, myriad shops, breweries and bars have opened in recent years.
Classy Hippie Tea Co. now manages and owns the Broadway Coffee brand, a representative said.
The project will require city staff approval but is not set to require Planning and Design Commission or City Council approval at this time, city spokeswoman Kelli Trapani said.
The lot is owned by Loomis-based Blossom Capital, according to city records.
The builders will move three trees that are in poor condition, the application said. No on-site parking will be added because it’s across from a bus stop.
Ibex Ventures did not respond to an email seeking comment on when construction will start and end.
