On Highway 1 — halfway between quaint Carmel-by-the-Sea and rugged Big Sur on California’s central coast — a rare estate perched above the pounding Pacific Ocean is for sale.

Dubbed Le Cap du Roc, the architectural masterpiece on 2.8 acres in Carmel Highlands commands a 400-foot stretch of oceanfront land above the crashing surf of Rocky Point.

Price tag? $14.9 million.

“Cap du Roc is an iconic, unique and truly special oceanfront property along California’s coastline,” Coldwell Banker listing agent Tim Allen of Tim Allen Properties Group said in an email to The Sacramento Bee. “It occupies a spectacular location. As Rocky Point evolves into a premier destination over the coming years, it will further enhance the appeal and value of Le Cap du Roc for its owners. This is truly a one of a kind oceanfront property defined by the three I’s.”

The three I’s, in Allen’s words, are: intrinsic value, irreplaceable asset and irresistible.

Positioned within the private Sea Meadow community, Le Cap du Roc is concealed but not isolated. The Monterey Peninsula, art galleries, fine dining, golf links at Pebble Beach and the wildlands of Point Lobos all beckon from just minutes away.

“Yet it feels wonderfully secluded and a world away,” Allen said.

Originally built in 1991, the 3,416-square-foot single-level estate recently underwent a meticulous reimagining—one that balances durability and artisan craftsmanship. Everywhere you look, earth and sea are echoed in material: walnut doors, oak floors, floor-to-ceiling windows, hand-finished plaster walls.

Five fireplaces warm the home’s curated living spaces, while radiant heated floors and automated shades hint at a modern, pampered touch. Over the garage, a living green roof folds the architecture deeper into its coastal environment, providing insulation and habitat alike.

“The home itself offers several rare and compelling features,” Allen said. “It has been completely renovated in a beautiful oceanfront Moroccan style, is single level, and provides rare access down to the water, making it exceptionally special and difficult to replicate,” says listing agent Tim Allen of Coldwell Banker.

Homes on Big Sur corridor

Few homes along the Big Sur corridor offer the same kind of direct, almost private communion with the ocean. Carved stone steps descend through landscaped grounds to a rugged cove, where local Carmel folklore holds that a pirate named LeRoc Corsaire stashed his treasure in the shadowy recesses of a seaside cave in the 1700s. The property description mentions the legend, but research came up with little or no evidence of a historical pirate by that specific name.

What’s not hidden nor a secret are the dolphins parading below and pelicans soaring around Le Cap du Roc. Pathways meander through wildlands and terraces, past a wind-protected oceanfront dining area, finally arriving at an oceanside hot tub carved from stone, according to the official property listing.

“Other highlights include an in-ground, oceanside hot tub off the primary suite and an expansive terrace with multiple lounging areas,” according to the listing.

Stepping inside from the courtyard, living and dining areas are anchored by an imposing wood-burning fireplace. The atmosphere is both grand and intimate, inviting celebration and solitude.

The kitchen is fully outfitted for the uncompromising cook: induction range, dual Wolf ovens, Sub-Zero refrigeration and two dishwashers to see hosts through the grandest of gatherings.

Peaceful bedroom suites

Three bedroom suites offer peaceful sanctuary, each with a private bath and ocean views. The primary suite boasts its own fireplace, a secluded patio and a bathroom richly appointed with onyx.

As poetic as Le Cap du Roc seems, its bones are built for the coast’s demanding moods, according to Coldwell Banker. Infrastructural upgrades include new electrical and plumbing, generator and dual boilers.

Tax records from the Monterey County assessor’s office list Azureview LLC of Dallas, Texas, as the property’s owner. The listing price has dropped $250,000 since the property first hit the market in June 2025 for $15.2 million, according to realtor.com.
