Interactive map shows the most competitive real estate ZIP codes in the Sacramento region
Thinking of moving out to the country? It turns out there might be some relative bargains to be found out there.
But if you’re looking closer to Sacramento’s urban core or in a higher-priced suburb, you can expect the competition to heat up.
A new interactive map shows where homes in the Sacramento region sell for above and below the listing prices. The map has numbers for most of the region, including southern Yuba and Sutter counties, the Sierra foothills and the Sacramento-San Joaquin Delta.
The most competitive ZIP codes were found in Davis, Sacramento’s South Land Park and South Natomas, and Rosemont. Rio Oso in Sutter County, population 356, was also very competitive.
The ZIP code where the selling price averages the most under the listing price in January was 95612, in bucolic Clarksburg, along the Sacramento River in Yolo County. The average sale price there was roughly 12% lower than the listing price, according to data analyzed by Redfin.
Other communities where homes are selling for below the listing price include tiny Lotus and Greenwood, in the El Dorado County foothills, Newcastle and Sloughhouse. Some Sacramento suburbs — along with the 95811 ZIP code in the central city — had sales going below the listing price.
