Despite recent building and development, Sacramento has fallen far short of meeting the needs of those without resources to pay skyrocketing rents and the rising cost of home ownership.

Rental trends are showing increases in rent prices in the Sacramento area and its neighboring counties. But this isn’t stopping people from flocking to make a nest in the city of trees.
According an analysis by commercial real estate service CBRE, the Sacramento region is one of the top places people moved to during the COVID-19 pandemic.
And when comparing September 2020 to September 2021, the upswing in rent in most areas is not slowing down, according to data from RentHub.com. The average year-over-year rent increase in the region, in ZIP codes for which the company has data, is 37%.
Homes in Arden Arcade’s 95821 ZIP code had the biggest increase in Sacramento County — 89.5% — followed by Fair Oak’s 95828 ZIP code at 83.5%. The median rent as of September for these two areas is more than $2,000.
The Sacramento County ZIPs that saw the lowest increases were Old North Sacramento’s 95815 and Arden Arcade’s 95864.
